This initiative, under the collaboration of Defortuna's Fortune International Group and Karmely's KAR Properties with visionary Alan Faena, introduces the Faena Residences. This luxury condominium development aims to feature 440 units within two interconnected towers at 90 Southwest Third Street in Miami, a site previously earmarked for One River Point by KAR Properties.
Renowned architect Rafael Viñoly, prior to his passing, designed the distinctive towers, which will be linked by a sky bridge, indicating Fortune's recent partnership as a co-developer in late 2022.
The launch of sales is anticipated later this year, with unit prices beginning around $1 million, while select residences are poised to exceed $4 million. "We plan to be at full capacity by Art Basel," Defortuna shared, highlighting the project's strategic timing.
This development signifies Faena's second venture in South Florida's real estate market, succeeding the acclaimed Faena District in Miami Beach. The latter development, which features luxury elements like Faena House, Faena Hotel, and Faena Forum, enjoyed backing from billionaire Len Blavatnik.

In late 2022, Fortune International Group and KAR Properties secured a $38 million line of credit from Bank OZK, which will support sales and marketing efforts.
The project, first introduced in 2014 by Shahab Karmely, features a 60-story twin-tower design. Initial plans included an 85-foot waterfall, a three-story floating glass skybridge, and a 55th-floor private "Sky Club" equipped with two restaurants, a cigar lounge, a wine cellar, and a screening room.
A 2022 analysis by The Real Deal revealed about a dozen developments in various stages along the Miami River, potentially adding 10,500 condo and apartment units.
On the river's south side, the Related Group plans to construct Baccarat, a 75-story, 355-unit tower at 99 Southeast Fifth Street, as part of a three-building development.
Faena's involvement in branding enhances South Florida's robust portfolio of similar branded projects.
Recently, Michelin-starred chef Jean-Georges Vongerichten has joined this trend. Collaborating with David Martin's Terra and Michael Simkins' Lion Development Group, he is planning the Jean-Georges Miami Tropic Residences. This 48-story, 320-unit tower will be located at 3501 Northeast First Avenue near the Miami Design District, adding to the upscale residential options in the area.
