Aria Reserve (formerly called Island Bay) is a 60-story twin condominium development located in Miami, Florida. Construction of Aria Reserve is expected to begin in early 2022 and is slated to be completed in 2024. The project is being developed by the Melo Group and designed by Arquitectonica. Aria Reserve will have 792 units and will feature open floor plans with state-of-the-art kitchens and custom bathrooms.
Aria Reserve will be located at 710 NE 24th Street in the Edgewater neighborhood. Its location places residents of Aria Reserve within walking distance of Elysee Miami, Biscayne 21, and Star Lofts. By car, Aria Reserve is 10 minutes from downtown Miami, 17 minutes from the Miami International Airport, and 9 minutes from the American Airlines Arena.
Developer Melo Group says the development is positioned to offer the best waterfront value in Miami. “This type of waterfront, luxury condominium opportunity simply no longer exists in Miami at this price point,” said Martin Melo, Co-Principal of the Melo Group in his interview.
Prices for the one- to four-bedroom condo residences at Aria Reserve range from the mid $8000,000s to over $2 million, while those of the penthouses start at $12 million. This means, starting prices for the condo units average at about $750 per square foot. In comparison, prices at the recently completed Elysee Edgewater, another luxury condo building with East-West flow-through floor plans, average at about $1,139 per square foot (as of this publication)

The developer is also shaking up the pre-construction deposit model, with just a 30 percent deposit required to reserve a unit.
