Ottawa, Canada-based Claridge Homes, led by billionaire Bill Malhotra, has proposed a condo along the Intracoastal Waterway in Fort Lauderdale that would include new docks. 

The city’s Development Review Committee will consider plans for 3000 Waterside at 3000 E. Oakland Park Blvd. on May 14. Claridge Homes 3000 Waterside, an affiliate of the Canadian developer, purchased the 2.16-acre property for $12.5 million in 2022 and later demolished an office building there. 

The previous owner of the site secured approval for 103 condos in three towers of 15 stories each, but Claridge Homes filed completely new plans. 

The new 3000 Waterside would total 352,087 square feet in 19 stories, with 129 condos, a 4,000-square-foot restaurant and 310 parking spaces. There would also be seven piers with a total of 14 boat slips. There would be a 19-story building fronting the water with all of the condos, connected to a six-story parking deck on the west side. 

It would have a pool deck and hot tub on the ground level facing the water, plus a gym and spa in the building. 

Designed by FSMY Architects + Planners in Fort Lauderdale, the new building would have less total mass than the previous design and more landscaping. Malhotra, CEO of Claridge Homes, said he purchased transfer of development rights (TDRs) from another landowner to increase the unit count. 

The condos would range from 1,078 square feet to 2,648 square feet. There would be 86 two-bedroom units, 34 three-bedroom units, and nine three-bedroom penthouses with large balconies. 

Prices would average $1,000 per square foot for the standard condos and $1,250 per square foot for the penthouses. 

13 of the 14 boat slips, with prices around $450,000. The remaining slip would be reserved for a water taxi that would serve the restaurant, 

Malhorta is selling in Broward County. Claridge Homes recently launched sales for Ocean 580 at 580 Briny Ave. in Pompano Beach – a property it purchased in 2022. The condo would have 17 large units, headlined by a 9,615-square-foot penthouse listed for $20 million
